Individual
House
single family houses are usually quite large and have
a small to mid-sized garden.
Houses vary in size from 50 to 100 pyung living space,
and from 100 to 250 pyung for
the whole land area. They have 2-5 bedrooms and 2-3 baths.
Most new houses have
city gas floor heating.

Villa
Villas are similar to western style condominiums usually
less than 5 stories high with under 10 units per building.
Sizes of villas range from 40 to as large as 100 pyung
with 2-5 bedrroms and 2-3 baths.Most villas are furnished
with basic appliances such as gas oven, refrigerator,
dish washer, washing machine and air conditioning. |

Apartment
Apartments are largely in western style, high rise building
complexes. They are usually smaller than houses and villas,
but an apartment complex often includes a supermarket,
bakery, laundry room and other facilities.

Studio
This is a kind of one-room flat with less than 5 stories
and a parking lot. College vicinities such as Shinchon
and Shillim-dong are the areas where you will find this
type of apartment.

ADVANCE PAYMENT (RENT)
This is most common method in foreign communities in Seoul.
It requires advance payment of the total monthly rental for
the entire lease terms. The contract is usually signed for 2
to 3 years. No money is returned at expiration of the lease.
But pre-paidrental is refundable prorata for the unexpired term
of lease, if the lease is terminated prior to expiry date. One
of the merits of this method is that the landlord is responsible
for maintenance during the lease period. Rent does not include
utility costs such as electricity, water, gas and heating.
Monthly Payment ( Wolsei )
This is a deposit plus monthly payment system. The deposit
amount is about 10 to 20 times the monthly
payment. Usually 10% of the total amount is paid upfront when
signing the contract and the remainder plus one month's rental
is paid at the time of actual move. The amount deposited is
returned to the tenant
upon expiration of the lease. The tenant is responsible for
maintenance.
KEY MONEY DEPOSIT ( Chonsei )
About one-half to two-thirds of the value of the house is
deposited with the owner for the lease period. The whole portion
is returned upon expiration of the lease. As with Chonsei,
10% of the total amount of rental is paid when the contract
is signed, and the rest is paid when the lessee moves into
the house. Common practice is that the landlord is not responsible
for maintenance. Accordingly, the tenant is responsible for
all maintenance issues by himself unless otherwise provided
in the pertinent lease contract. For example, replacement
of curtains or re-papering of rooms will be on the tenant's
own expense.
